PHARR, Texas – The City of Pharr celebrated a significant milestone on Wednesday with the official groundbreaking of the new Tesh Flex industrial facility at 5101 N. Cage Blvd. The project, Tesh Flex President Sameer Wadhwani, and his family marks yet another substantial investment by the Wadhwani family in the city’s economic future.

The new development consists of a 24,990-square-foot, Class A industrial building designed to offer flexible leasing opportunities for businesses looking to expand or relocate to the Rio Grande Valley. The building features seven divisible suites, with unit sizes starting at 3,570 square feet. It includes key infrastructure such as 18-foot clear height ceilings, fire protection systems, and seven grade-level doors, catering to tenants in logistics, warehousing, manufacturing, and related sectors.

“This groundbreaking represents more than just a new building—it’s an investment in our city’s future,” said Victor Perez, President and CEO of the Pharr Economic Development Corporation (PEDC). “By providing high-quality industrial space, we’re attracting businesses that will bring jobs, innovation, and economic opportunities to Pharr. Our city continues to be a prime destination for growth, and this project is another step forward in that journey.”

The project is strategically located off Interstate 69, offering visibility and accessibility ideal for regional distribution. With continued growth in the logistics and industrial sectors throughout South Texas, this facility answers the growing demand for modern, scalable commercial space.

Sameer Wadhwani expressed his appreciation for the City of Pharr and its support of the Wadhwani family’s continued business growth. “The City of Pharr means a lot to my family and me. We started our first hotel and logistics company here. We feel blessed to start this new venture, which will serve many new and existing businesses looking for quality space in a strong market,” said Wadhwani.

Local officials attended the groundbreaking, including representatives from Senator Ted Cruz’s office, Pharr Chamber President CJ Sanchez, and numerous city staff and department leaders. The event also featured remarks from Carlo Molano, SIOR, Managing Principal of Forum CRE, and Giovanni Rodriguez, CCIM, Vice President of Brokerage Services, whose firm oversees leasing the facility.

“We’re grateful to the Wadhwani family for entrusting us with this project,” said Molano. “It’s an honor to represent such a high-quality development in such a thriving city. We see tremendous potential for this facility to serve as a launching point for both regional growth and business expansion.”

Rodriguez echoed the sentiment, noting the region’s strong demand for space and the site’s significance. “This is a great location. We were able to lease the previous building behind us right after the challenges of COVID. Now, we’re seeing renewed interest from both local businesses and new companies entering the market,” he said.

The Wadhwani family’s legacy of investment in Pharr continues to shape the city’s evolution into a major commercial and logistics hub in South Texas. Their commitment reinforces Pharr’s economic momentum and reflects a regional trend toward industrial development and innovation.

The ceremony concluded with recognition of city departments, including Public Works, Parks, and Recreation, who all contributed to making the event a success. As work continues on the Tesh Flex facility, the community looks forward to the opportunities this development will bring in the months and years ahead.
