McAllen South Industrial Park Breaks Ground

On December 5, 2024, Michael Fallek and his father, Mr. Larry Fallek, business partners, and supporters celebrated a milestone moment with the groundbreaking ceremony of the McAllen South Industrial Park (MSIP). Located on Military Highway in McAllen, Texas, this extensive industrial development marks a significant step toward economic growth and opportunity for the region.

“We’re going to go ahead and get started. I will try to talk loud enough—I know we have a lot of road noise—but I want to thank everybody for coming out here. I know it’s a holiday season, and everybody has many things to do. Still, we are super excited to kick off our industrial park project,” said President Michael Fallek as he opened the event, addressing an audience of dignitaries, city officials, and community leaders.

A Vision Years in the Making

Fallek described the project as a “labor of love,” reflecting on the five to six years of planning and development leading up to this moment. The park began infrastructure construction in early 2022 and is designed to meet the growing demand for industrial warehouses, logistics, and manufacturing spaces in McAllen.

“This is groundbreaking for today, but it’s not the start of this project. We’ve been working diligently throughout,” Fallek explained, gesturing to the concrete drive that will serve as the park’s Main Street. A parallel street, 16th Street, will mirror it on the east side, providing critical infrastructure to the development.

Located on 120 acres, the McAllen South Industrial Park offers a prime location with excellent connectivity via 10th Street (Hwy 336) and 23rd Street (Hwy 115). The park will feature up to 1.8 million square feet of buildable space, making it an attractive site for logistics, cold storage, warehousing, and manufacturing industries.

“There’s been a lack of industrial warehouse space, logistics, and light manufacturing space in McAllen. Thankfully, we’re here and will be building several facilities,” Fallek remarked.

The MSIP promises to bring substantial economic benefits to McAllen and the surrounding areas. Fallek emphasized the project’s evolutionary potential, projecting hundreds of new jobs and the arrival of new industries to the region.

“It’s hard to think about how much manufacturing and warehousing can do for McAllen, but this will be a real difference maker for the city and the region. With up to 1.5 or 1.8 million square feet in the park, this project will mean hundreds of millions of dollars in economic activity for the region,” Fallek shared, underlining the project’s scale and potential.

Fallek recognized the key collaborators and supporters who helped bring the project to fruition. “I want to thank the city of McAllen, the Chamber, and the MEDC, who has been instrumental in connecting us with potential users and buyers,” he said.

Special acknowledgment was also given to Joaquin Spamer for his vision of the RioPlex region and Mario Reyna for their roles in promoting the park and the region. “RioPlex will make a big difference in communicating the Valley and the region’s message to the rest of the country and the world, helping put South Texas and Northern Mexico on the map for the business community in the United States, Central and South America, Europe, and China,” Fallek added.

The ceremony was also a personal moment for the Fallek family. “This project was originally my father’s vision when we purchased the property from the Townsend family—60-plus acres at one time and 60-plus acres at another,” Michael Fallek recounted. The partnership with Brandon Wallace, who oversees dirt work and utility installation, was highlighted as pivotal to the park’s development.

As the ceremonial shovels turned the first dirt, Mr. Larry Fallek humorously noted, “I just want to say this is called MSIP, but I wanted it to be TSIP, but our partner, Brandon, wouldn’t hear of it.”

The McAllen South Industrial Park represents a bold step toward realizing McAllen’s potential as a hub for logistics and manufacturing. As infrastructure development progresses, the park’s impact on the city and region will become increasingly evident.

“We’re incredibly excited and just want to thank everybody for participating,” Fallek concluded. “This is really a team effort, and we will continue to be great partners here.”
