Edinburg passes $199 million in construction from January through November 2016

With one month to go in 2016, construction activities in Edinburg just barely missed the $200 million mark for the year, compared with almost $128 million during the first 11 months of last year, the Edinburg Economic Development Corporation has announced.

Those totals do not include the value of any building-related activities at The University of Texas-Rio Grande Valley and the UTRGV School of Medicine in Edinburg because the state government, not the city, oversees all construction at the Edinburg campus.

New single-family homes and multi-family residences (duplexes to apartments) continue to lead the way from January through November 2016, having been issued building permits for a combined total of $119,303,812 in the value of their construction. That figure is more than double the $51,916,366 combined value of single-family homes and multi-family residences approved for construction during the same period last year.

Year-to-date (January through November 2016), building permits were issued for 437 single-family residences, valued at $56,586,397 compared with 307 single family residences, valued at $43,652,244 from January through November 2015.

Year-to-date (January through November 2016), building permits were issued for 255 multi-family residences, representing 980 units, valued at $63,717,415, compared with 42 multi-family residences, representing 83 units, valued at $8,264,122, from January through November 2015.

Also according to the city’s Code Enforcement Department, 34 single-family residences, valued at $4,184,369 were approved for construction in November 2016, compared with 29 single-family residences, valued at $3,870,670, during the same month in 2015.

Combined, building permits from January through November 2016 were issued for work valued at $199,651,524 compared with $127,822,483 for the same 11 months in 2015.

During November 2016, building permits for work valued at $10,925,987 were issued by the city, compared with $13,158,142 in November 2015.

In general, a building permit is legal permission given by the City of Edinburg, through the Code Enforcement Department, to erect, construct, renovate, maintain, or conduct any other specified activity on any building or structure, or on any installations or facilities therein. The term “building permit” includes but is not limited to building permits, electrical permits, mechanical permits, and plumbing permits.

The Edinburg EDC, whose Executive Director is Agustín García, Jr., is the jobs-creation arm of the Edinburg Mayor and Edinburg City Council.

The Edinburg EDC Board of Directors is comprised of  Mayor Richard García as President, Harvey Rodríguez, Jr. as Vice President, Elías Longoria, Jr., as Secretary/Treasurer, and Richard Ruppert and Dr. Peter Dabrowski as Members.

The top construction projects in Edinburg for November 2016, not including the value of the land, are:

For the month of November 2016, building permits were issued for 45 additions/remodels of single-family residences, valued at $405,951, compared with 56 additions/remodels of single-family residences, valued at $391,601, in November 2015.

Year-to-date (January through November 2016), building permits were issued for 637 additions/remodels of single-family residences, valued at $5,087,426, compared with 584 additions/remodels of single-family residences, valued at $5,742,670, from January through November 2015.

Multi-family residences – which range from two-unit duplexes to complexes of five or more units – totaled 18 buildings, representing 36 units, valued at $1,510,000, were approved for construction in November 2016. There were two multi-family projects, valued at $2,298,776, issued building permit renewals in November 2015.

Single-Family Residences New Construction

For November 2016, there were 34 single-family residences issued building permits by the city.

The building permits, which do not include the price of the lot, ranged from $30,000 to $260,000, and represented a total value of $4,184,369.

Of the 34 single-family residences for which building permits were issued, 27 of them were for construction each valued at $100,000 or higher.

The $100,000+ building permits follow by value of the construction, name of the owner(s,), address, and subdivision. The permits do not include the value of the lot.

For November 2016, building permits were issued for 10 multi-family residences new construction/addition/remodel, with nine of those projects valued at $100,000 or higher (not including the price of the lot).

Work on those new facilities represented a combined value of $1,510,000 for that month.

In all, there were 45 residential additions/repairs projects authorized for that month, ranging from $70 to $92,000, for a total value of $405,951.

Commercial Additions/Repairs

For November 2016, there were 18 commercial additions/repairs which were issued building permits by the city.

The building permits, which do not include the price of the lot, ranged from $200 to $800,000, and represented a total value of $1,280,667.

Of the 18 commercial additions/repairs for which building permits were issued, two were for construction valued at $100,000 or higher.

That $100,000+ building permits follow by value of the construction, name of the owner, address, and subdivision. The permit does not include the value of the lot.

$800,000 – Gabriel Davila, 2604 E. Richardson, Mesquite Village Subdivision; and

$230,000 – Edward A Delatijera, 322 W. Chapin, Tex-Mex Subdivision.

Non-Taxable Additions/Repairs

For November 2016, there were three non-taxable additions/repairs which were issued a building permit by the city. 

The building permits, which do not include the price of the lot, each were for $250,000 and represented a total value of the work of $750,000.

Those three $100,000+ building permits follow by value of the construction, name of the owner, address, and subdivision. The permit does not include the value of the lot.

$250,000 – Edinburg Independent Consolidated School District, 3615 W. Rogers Rd., ECISD UT 2 Subdivision;

$250,000 – Edinburg Independent Consolidated School District, 1100 E. Trenton Rd., Kelly-Pharr Tract Subdivision; and

$250,000 – Edinburg Independent Consolidated School District, 2901 E. Russell Rd., Tex-Mex Subdivision.

Non-Taxable New Construction

For November 2016, there were no building permits issued for non-taxable new construction.
