Brownsville, TX – Brownsville Community Improvement Corporation (BCIC) is proud to announce the selection of Hunden Partners, a nationally renowned real estate development consulting firm, to conduct a comprehensive Market Demand and Financial Feasibility Study and lead the Developer Solicitation and Selection Process for the undeveloped 31.14-acre parcel surrounding the Brownsville Sports Park (BSP).

The Brownsville Sports Park, a 120-acre premier amateur sports facility, attracts over 1.2 million unique visitors per year and serves as a key recreational and community asset. The planned development aims to create a symbiotic relationship between the Sports Park and the surrounding areas, enhancing economic opportunities and the overall vitality of the community. This strategic initiative aims to unlock the economic potential of the area, leveraging the presence of the Brownsville Sports Park to catalyze mixed-use development that fosters economic growth and enhances the overall quality of life for residents and visitors alike.

By collaborating with Hunden Partners and Convergence Design, BCIC aims to develop the undeveloped 31.14-acre parcel surrounding Brownsville Sports Park into a thriving mixed-use center. This initiative supports BCIC’s mission to enhance quality of life through equitable economic development. Hunden Partners brings extensive expertise in market analysis and the design of sports-related mixed-use projects. Having contributed to over 1,000 destination projects valued at more than $20 billion across the U.S., including significant developments in Texas cities such as Corpus Christi, Dallas, Mansfield, Baytown, and League City, Hunden Partners is well-equipped to guide this study. 

Comprehensive Site Analysis:

  • Hunden Partners will assess the physical attributes, zoning regulations, and development potential of the 31.14-acre parcel surrounding Brownsville Sports Park. This will ensure optimal land use by identifying key constraints and opportunities.

Market Demand Assessment:

  • A thorough review of local market trends and demographics will help evaluate the demand for residential, commercial, and recreational development. This analysis will guide the most feasible mixed-use development scenarios.

Financial Feasibility and Modeling:
