272-Acre Industrial Zoned Land Deal Closes in Santa Teresa, New Mexico 

Project Advances Industrial Growth Near Border With Development Set to Begin in 2026

Colliers New Mexico- El Paso and Killam Development announced the closing of a ±272-acre industrial-zoned land sale in Santa Teresa, New Mexico. Engineering design and development are scheduled to begin in the first quarter of 2026. The first phase will include limited build-to-suit opportunities and initial lot availability. 

The property is located within a designated Foreign Trade Zone. It sits at the northwest corner of Pete Domenici Highway and Strauss Road, approximately four miles north of the Santa Teresa Port of Entry. Colliers brokers Bob Feinberg and Tom Jones, CCIM, represented both Killam Development and the seller in the transaction and were selected as the exclusive marketing agents for the development.

Cliffe Killam, president of Killam Development, said the site is positioned to meet current and future demand. “The site is extremely well positioned for development with its strategic location, water and sewer infrastructure that is ready to go, and at the right inflection point to capture the existing and growing demand in the area for logistics and manufacturing space,” he said. 

Killam Development led the purchase and acquisition of the land, citing nearshoring trends and growing industrial demand in Santa Teresa as key drivers. The company will oversee branding, design, platting, and construction for the project. According to the company, the goal is to support long-term industrial growth and strengthen Santa Teresa’s role in cross-border trade and logistics.

The site offers several advantages in location and infrastructure. It is about four miles south of the port of entry, where cargo trucks are allowed to travel 10,000 pounds overweight without penalty. The property is directly across Pete Domenici Highway from Alta Mesa Estates, a planned ±1,200-acre mixed-use development. It is also less than two miles from Project Jupiter, an AI data center campus under construction that is expected to generate more than 2,500 construction jobs and at least 750 permanent jobs.

Additional nearby assets include Santa Teresa’s expanded airport, Union Pacific’s intermodal hub, and access to Interstate 10 in El Paso, Texas, about 12 minutes away via Artcraft Road. The site is also located two miles north of the planned Border Highway Connector, known as NM 139, which is intended to improve connectivity between Santa Teresa, Sunland Park, and El Paso. End users may also qualify for a range of real estate tax abatements and tax credit programs. 

Occupancy options at the development will include build-to-suit facilities, land sales, and ground leases.
